- Should I move out before I list my home? There can certainly be advantages to moving out of your current home before you list it, but that is not a practical solution for many sellers. Talk to your agent about the best way to show your home. In some cases a home may be expected to sell quickly and leaving the first weekend your home is on the market might make sense and you’ll only have to leave once. In other cases a home may not be expected to sell quickly so you may have multiple Open Houses and/or agent showings. If you have younger kids and/or animals, this can get even more complicated, but certainly staying in your home while it is on the market can be done with proper planning and a lot of flexibility!
- Should I have my house staged before listing? If you are not living in the home, some staging is usually recommended. It can make a tremendous difference to buyers. You do not have to stage an entire house. The main living/dining area and the primary bedroom is usually enough. In homes where you really want to showcase something like an office or amazing outdoor space, sometimes adding staging to those areas can make them pop. If you are living in the house, you can still add staging. You can actually get comforters/pillows for a primary bedroom and just swap it out before an Open House or showing. Nightstands with matching lamps on either side can also be added and those would stay for as long as you wanted the house to remain with some staging. Never take offense when an agent is telling you to change something in a room. It has nothing to do with your personal taste and everything to do with appealing to as many people as possible to get your home to sell as quickly as possible!
- What updates should I do to my house before I list it? One thing you absolutely want to do is fix anything that can easily be fixed. Paint touch-ups, marks on the floors, a missing outlet cover, a broken light fixture, etc. Those are simple fixes and should be completed. The rest is more complicated and dependent on a lot of factors like the market, mortgage rates (how expensive is money), how quickly you need/want to sell the home, what you are willing to put into it, etc. You should speak with your agent to make sure they understand your goals and can give advice on what to do or not do. I’ve seen homes sit on the market for months only to go off the market, get some upgrades, come back on and sell immediately; but not necessarily for more money. I’ve also seen homes that need everything done top to bottom and they can sell just as fast. So many factors play into these decisions so make sure you talk to your agent and understand the pros and cons of updates.
